    This forty story mixed-use tower houses 486 apartment units and parking. A combination of luxury and affordable apartments are consistent with the City’s affordable housing goals. The project includes 26,000sf of retail on the first two levels, 16,000 sf of office, gallery and archival storage space for the California Historical Society. Kwan Henmi served as exectutive architect, including design development & refinement. The building design architect was Elkus Manfreddi 

    Harry H. Edwards Design Award presented by the Precast Concrete Institute.

    Best Private Project Over $15M presented by the Design Build Education and Research Foundation.
